Coastal Renovation & Roofing in North Redington Beach, FL

North Redington Beach is a small coastal town with mostly single-family houses along the canals connected to Boca Ciega Bay and condominium buildings on the Gulf side of Gulf Boulevard. A lot of the housing dates to the 1940s and '50s, so many homes are lower than what today's flood regulations would allow. After Helene, the town issued substantial-damage letters to homeowners whose repair costs went over the 50% threshold. Another thing to know before starting work here is that North Redington Beach doesn't have its own building department. The town uses SAFEbuilt for permits, inspections and code enforcement, so that's where plans are reviewed. Zoning is also limited to single-family residential use, meaning you can't add a separate rental unit.

Our North Redington Beach Project

We renovated a single-family house in North Redington Beach after it was hit by Category 3 floodwater. We had to remove everything the contaminated water affected, including drywall, insulation, electrical components and HVAC equipment. With the interior already opened up, the homeowners decided to make some changes to the kitchen layout. We rebuilt it with a more open, brighter design, including a granite waterfall island and granite backsplashes that extend the full height of the walls. You can see the work on our flood restoration and kitchen expansion project page.

Frequently Asked Questions

Who issues building permits in North Redington Beach?

SAFEbuilt handles permitting for North Redington Beach as the town's contracted private building department. They also conducted the substantial-damage reviews after Helene. For permitted renovations in town, SAFEbuilt is responsible for reviewing the plans and completing the inspections.

What is Category 3 water, and why does it change a repair?

Category 3 water is contaminated water, including floodwater and sewage. Industry standards don't allow porous materials like carpet, insulation and drywall to be dried out and reused after contact with it. Those materials need to be removed, and the structure has to be cleaned and properly dried before rebuilding starts. In our North Redington Beach project, that also meant replacing the electrical and HVAC systems.

Can I add a guest apartment or ADU here?

No. North Redington Beach's RS-150 and RS-60 residential zoning districts only permit detached single-family homes. You can make changes to the living space, but it needs to remain part of the main house rather than becoming a separate unit.

Can I rent my home out after the renovation?

Yes, but rentals have to be for at least 90 days in all residential zoning districts. The town doesn't allow shorter vacation rentals.
