Trusted Home Renovation Contractors in Clearwater, FL

Renovation work in Clearwater looks pretty different depending on which side of town you're on. Around Clearwater Beach and the harbor, we're dealing with a lot of storm damage. Helene pushed three feet or more of water into homes on Clearwater Beach, and repairs that hit the 50% threshold mean bringing the house up to today's flood requirements. Farther inland, the work tends to be updating older homes. Harbor Oaks, built between 1914 and 1930 along Clearwater Harbor, has Mediterranean Revival, Tudor and bungalow houses. Island Estates, on the Intracoastal, was mostly developed from 1958 to 1964. Clearwater also has a fairly straightforward process for adding an ADU, but you have to do things in the right order. The city needs to approve the ADU before you can get the actual building permit.

Our Clearwater Projects

We completed a flood-damaged home renovation in Clearwater that involved rebuilding much of the interior. We installed new insulation, drywall and baseboards with a Level 5 finish, replaced the kitchen and installed new doors throughout, from the closets to the garage entry. We also raised and replaced every electrical outlet to help limit damage if the home floods again. You can see that job on our interior renovation and flood mitigation project page. We've handled smaller repairs around Clearwater too, including the drywall and interior restoration of a room that had water damage.

Frequently Asked Questions

How big can an ADU be in Clearwater?

Under Ordinance 9758-24, adopted in June 2024, an ADU can be up to 750 square feet or 50% of the main home's floor area, whichever is smaller. ADUs are permitted in LDR, LMDR and MDR zoning districts. The property owner must live in either the main home or the ADU, and the property needs one additional off-street parking space.

What do I have to file before the ADU building permit?

You'll first need a Flexible Standard Development application. The fee is $200, and city staff review it without requiring a public hearing. After that application is approved, the building permit is submitted through Clearwater's Accela portal. We handle preparing both applications.

Can I rent out a Clearwater ADU?

Yes, for long-term rentals. Clearwater doesn't permit ADUs to be used as short-term rentals, so the lease needs to be at least 31 days. The owner also has to live on the property, whether that's in the main home or the ADU, and sign an affidavit confirming it.

Does Clearwater's flood rating lower my insurance?

Yes. In October 2024, Clearwater improved from Class 6 to Class 5 under FEMA's Community Rating System. That means a 25% discount on flood insurance policies inside the 100-year flood zone and a 10% discount outside it. Keeping renovation work within the 50% rule is part of what helps the city maintain that rating for everyone.
